Hello, We are in the process of moving our Salon and Day spa to a new location. The build out cost for our previous facility is not a accurate benchmark to use due to the corner cutting we used. Our build out will be handled professionally. We are looking for preliminary square ft. estimates or the name of an expert in our area who may be of assistance to us based on the following information:

1)We will be moving into a vanilla shell with interior renovation only.
2)We are supporting a 4 star rated facility with middle to upper class clientele, located in the suburbs of Richmond VA
3)I would like to know the cost in two formats:
A) Fitting out 5500 sq, ft
2200 ft. Full service salon (about 15 chairs, 6 to 8 shampoo bowl plus 4 to 6 color stations
1300 ft. Spa (3 facial rooms,4 manicure and 4pedicure stations, shower and a possible yoga rm/nursury/multipurpose room.
1100 ft. Front area and retail
300 ft Waiting area
660 ft. laundry,lounge.utilities, 2bathrooms office,and call center

B) The second option is to build out the entire 5500 ft., with phase one having all rooms and service areas completeted with utilities,mechanical and plumbed out with half the above equipment installed in the salon and spa for immediate use. Phase 2 which will be completed at a later date. It will entail the installation of the remainder of the equipment for the salon and Spa.

Hi Pete.

There are so many variables, that I doubt anyone who wasn't involved in bidding your project could give you any where near an accurage estimate, but in my limited experience build-outs can run anywhere from $50 to $150 per square foot or more dependng on how lavish you want to do it.

Are you purchasing the building? If not, make sure all the numbers work before you sink millions into someone else's building.

Thank you for your response Dennis. In the original build out of our first salon many corners were cut, so what I am searching for were averages. You pretty much affirmed what I was thinking. Our situation is unique in that we are staying/leasing within the same strip mall. We need to expand but are in no hurry. We have been approached by the anchor facility in the Shopping center who wants our spot for their addition,and there just so happens to be a open spot in the strip mall that would allow for our expansion. We are in preliminary discussions on ballpark costs. Again thank you for your feedback.
